August always sneaks up on us, doesn’t it? One minute we’re soaking up long summer days, and the next, we’re shopping for school supplies, juggling new routines, and wondering how the seasons changed so quickly.
But while it might feel like the real estate market is taking a breather this time of year, August is actually one of the best months to jump in—whether you’re buying, selling, or just thinking about your next move.
Here’s why I think this “in-between” season is one of the smartest times to make a move—and why I always keep my eye on late summer opportunities for my buyers and sellers:
After a busy spring and early summer, a lot of buyers hit pause in August—especially families focused on getting kids back to school. If you’re still house hunting (or just getting started), this quieter stretch means less competition, more negotiating room, and maybe even a little more time to think before making a big decision.
I’ve had several clients find great homes this time of year—without the bidding wars and weekend chaos we often see in May and June.
Homes that have been on the market since spring may be getting fewer showings by now—and sellers are often ready to negotiate. Whether it’s price, closing costs, or repairs, there’s often a bit more flexibility in August than earlier in the year. It’s the kind of timing that can really work in your favor.
