In Billings, especially during our busy summer season, inspectors can book out fast—sometimes a week or more in advance. That’s why I recommend you schedule your inspection within 2–3 days of going under contract.
Why the rush? Inspectors typically return the report quickly but we need time to review that report and request any repairs or credits before your inspection window closes.
Plan for an hour to attend the recap of the inspection, where you'll walk through with the inspector. They'll show you where everything is, how to access different areas and get to know your new house. This is your chance to see what the inspector sees and ask questions in real time. It’s like a crash course in homeownership!

Letting you walk away if needed
