You’ve found some homes you’re excited about—YAY! 🎉
We’ve scheduled your showings, and soon we’ll be hitting the road to check them out together.

Before we head out, here are a few helpful tips to make our time fun, smooth, and stress-free:

✅ A Few Things to Keep in Mind

  • Pre-approval is a must
    Sellers want to know that buyers coming through their home are serious and ready to go, so make sure your pre-approval is up to date before we head out.

  • Showing times aren’t always super flexible
    Sellers usually ask for 24 hours' notice—and some may have rules like no showings after 6 PM or none at all on Sundays. I’ll take care of the scheduling part, just know it might take a little coordination magic behind the scenes!

  • Shoes off, please!
    Many sellers ask that we remove shoes when entering their home. Slip-on shoes = your best friend. 👟✨

  • Love natural light? Let’s go during daylight!
    If sunny, bright spaces are important to you, aim to schedule showings during the day when we can really see how the light flows through the home.

  • Dress for the weather
    We might encounter snowy sidewalks, muddy driveways, or homes without heat or AC—especially if they’re vacant. Layers are always a safe bet.

  • Speaking of vacant homes...
    Utilities aren’t always turned on in empty houses, so some places may be a little dark or chilly.

  • Plan ahead for restroom breaks 🚫🚽
    We can't always count on bathrooms being available during showings, so it’s a good idea to take care of that before we head out!

🙌 A Few Friendly Etiquette Reminders

  • Focus on the home, not the stuff
    Try to picture your furniture in the space instead of getting caught up in the seller’s décor, artwork, or personal style.

  • Hands off is best
    As tempting as it is, please don’t touch furniture or personal items. We want to be respectful—and avoid any oopsies!

  • Little ones welcome—with a heads-up!
    If you’re bringing kiddos along, just remind them not to play with any toys or things they might see inside the homes. (Homes full of toys can be very tempting, we know!)

  • The home inspection comes later
    During our showings, we won’t be crawling through attics or under houses—that deep dive comes after we’re under contract with an accepted offer.

  • Smile—you might be on camera! 🎥
    Many sellers have nanny cams or doorbell cameras, so save conversations about your offer price, budget, or how much you love the home until we’re back outside. You never know who might be listening!

  • If the seller is home...
    We’ll keep things polite and friendly, but let’s avoid giving away too much about why you’re moving or how motivated you are. That’s info we want to save for negotiations later!

  • Bring snacks & drinks
    Especially if we’re seeing multiple homes in one go—house hunting can be surprisingly exhausting!
