As we wrap up 2025 here in Billings, I’ve been reflecting on the year—because WOW, it was a big one for our market. It wasn’t the wild rollercoaster of 2021–2022, but it was definitely a year of CHANGE, BALANCE, and SMART DECISIONS.

Biggest Trends of 2025

• MOVE-IN READY ruled.
  Buyers overwhelmingly wanted updated kitchens, modern bathrooms, and energy-efficient features. Homes that were truly “turnkey” stood out and sold FAST.
• Outdoor living was EVERYTHING.
  Decks, patios, big yards, and views of the Rims? Those continued to be major selling points. If a home let you enjoy Montana’s fresh air… it won hearts.
• Flexible space matters.
  Basements, bonus rooms, and multi-gen setups got a LOT of love—especially for work-from-home families and those hosting grandparents or older teens.

Interest Rates & Buyer Behavior

Interest rates DEFINITELY shaped the year.

We started 2025 with higher rates, which caused some buyers to pump the brakes. But when rates eased heading into late summer and fall? Showings picked up, and we saw buyers who had been waiting finally jump in.

Just a 1% shift made a BIG difference in affordability and confidence.

Neighborhood Highlights

Billings had some strong standouts this year:

• West End — new builds + convenience = HUGE appeal
• Heights — affordability and space for growing families
• Downtown/North Park — walkability + character
• South Billings — development and long-term potential

Each area offered something unique—which kept demand steady across the city.

What to Expect in Early 2026

• Here’s what I’ll be watching as we head into the new year:
• Gradual rate changes (NOT dramatic swings)
• Stabilizing prices
• Continued demand for updated homes
• A BUSY spring market… maybe even VERY busy
